Terms and Conditions
All booking requests are subject to these terms and conditions, which are deemed to be fully accepted by the landlord and all persons in the group. The guest must be at least
18 years old, legally authorized to enter into contractual obligations at the time of booking and have the necessary consent or authority to act on behalf of the persons included in the booking.
Payment Policy
After booking a holiday home, a deposit of 50% of the rental price of the house must be paid within 2 days of confirmation of the booking.
Failure to meet the deposit payment deadline will result in the cancellation of the booking.
The remaining rental amount must be paid in full no later than the day of arrival.
Payment Method
All bank payments must be made before the date of arrival, unless otherwise agreed. Bank account details will be provided upon confirmation of the booking request. If a damage deposit is agreed, it must be paid on site in cash.
Cancellation policy
By the guest – All cancellations by the guest must be announced in writing to the owner.
The following cancellation fees apply:
- 7 or more days before the arrival date - we return the entire deposit
- 6 or less days before the arrival date - 50% (we keep the deposit amount)
By the Owner – The Owner reserves the right to cancel the reservation if the remaining amount was not received on the day of arrival. If circumstances beyond control require the owner to cancel the lease, the owner will return all funds paid by the client, without interest or further compensation.
Security deposit
A security deposit can be requested from the guest, it is 200 euros and will be charged on the day of arrival to cover any damages or damages during the stay at home or in case of exceeding the departure time. The security deposit will be returned to the guest on the moment of leaving the house, if there is no damage, missing objects, the need for excessive cleaning due to extreme soiling.
In case of any damage the cost of which cannot be immediately and accurately determined, the damage assessment may be delayed by up to four weeks.
What is included
The rental of the holiday home includes bed linen, towels, toiletries, water, electricity, Wi-Fi, air conditioning. All defects must be reported immediately upon sight; if the guest does not report any defects, everything will be in order.
Stay
Only the persons registered on the day of arrival may stay in the holiday home. Under no circumstances may more people than the maximum number of persons stated in the house description be staying in the house. If the group provides false information about the number of people in the house, they will be asked to leave the house without a refund.
Arrival / Departure
Bookings are possible for stays of 1 night or in the summer period of 2 nights or more. The holiday home is available from 3:00 PM on the day of arrival and must be vacated by 10:00 AM on the day of departure unless otherwise agreed.
It is mandatory to inform the guest about the time of arrival at the house.
The owner will meet you at the house, and it is possible to arrange an independent entry into the house. Instructions for independent entry will be provided to the guest on the day of arrival at the house.
Guest responsibilities
Guests must maintain the house and all furniture, equipment, inventory and exterior with the care of a good master.
Security
The guests are responsible for the security of the house during their stay. Guests must keep all windows and doors securely closed and always locked when they are not on the property. Any valuables left on the property are at the guest's own risk.
The owner is not responsible for the loss or breakage of the guest's personal belongings. There is always a risk of burglary, therefore it is the guest's responsibility to notify the owner immediately in the event of a burglary. The owner does not accept responsibility for any loss or damage due to theft or any security-related incident, regardless of the cause. Guests are responsible for the keys.
Right of Access
The owner of the holiday home or his representatives have the right to access the holiday home at any reasonable time during the stay for the purpose of changing linen, inspecting the property, maintenance or in case of emergencies such as a breakdown of the facility or equipment.
Pool Area
The use of the pool is at the guest's own risk. Guests are particularly advised not to leave children unattended near the pool. Glass of any kind is not allowed in the pool area.
Smoking Policy
Smoking is not permitted anywhere in the house. Guests may smoke on the terraces. Ashtrays are available for use.
Insects and Pests
Insects and pests are inevitably present in the natural environment. Within the limits of reasonableness, this is normal, and the owner cannot act to completely eradicate the problem, but only to control the situation. Only when, in the owner's reasonable opinion, insects and pests become a serious problem in the accommodation, will further action be taken.
Pets
A pet is allowed in the holiday home but with prior notice. Guests are expressly requested to take reasonable care of their pet in terms of cleanliness and behaviour.
Drugs, Dangerous Substances and Weapons
Guests must not use or allow the introduction of any illegal substances,
flammable liquids, explosives or any objects considered dangerous
to life, body or property.
Household rules and regulations
Inappropriate and loud entertainment is not allowed in the holiday home, and we expressly request silence between 23:00 and 08:00.
Liability
The owner does not accept liability for death, personal injury, accident, loss or damage to persons or personal property resulting from the use of the holiday home or swimming pool. The owner cannot accept liability or pay any compensation if the performance or timely performance of our contractual obligations is affected by “force majeure”. In these terms and conditions, “force majeure” means an event that we could not, even with due care, foresee or avoid. Such events may include, but are not limited to, war, threat of war, civil unrest or conflict, strikes or other industrial disputes, natural disasters, fire, unpredictable weather conditions, government actions or other events beyond our control.
Legal Framework
This agreement is governed by Croatian laws and is subject to the exclusive jurisdiction of the Croatian courts.
